What Factors Influence Bi-Fold Doors’ Longevity? A Practical Guide for Fabricators and Installers

Regular maintenance is essential to ensure long-term performance and reliability of bi-fold door systems. Simple actions such as cleaning, lubrication, and inspection can prevent many common issues. Clear guidance at handover helps customers protect their investment and reduces future call-backs.

After more than four decades in the industry, beginning with 25 years in PVC fabrication and followed by specialist involvement in bi-fold door systems since 2005, I’ve seen how good maintenance directly impacts a bi-fold’s long-term performance. As Services Manager at Debar, I know that a well-installed system is only part of the equation, how it is looked after over time ultimately defines its lifespan and reliability.

As fabricators and installers, your responsibility extends beyond manufacture and installation. You are also there to guide your customers in maintaining their investment over time. Clear, practical advice at the point of handover can significantly reduce future issues, improve customer satisfaction, and reinforce the quality of your bi-fold door systems.

Why maintenance matters

Bi-fold door systems are precision-engineered, with multiple moving components required to operate in harmony. Tracks, rollers, hinges, gaskets, and locking mechanisms are all subject to daily use and environmental exposure, which varies significantly in different countries. Without routine care, even the highest-quality systems can begin to show signs of wear that affect both performance and user experience. To support your customers who have Debar bi-folds, here are my top tips to maintaining systems over time.

1- Keeping tracks clean and operational

One of the most common issues I’ve encountered in the field relates to debris build-up within the track. The track is fundamental to the operation of the system, and even small particles such as dust, grit, or stones can interfere with smooth movement.

Encouraging customers to keep this area clean through simple, regular attention can prevent unnecessary strain on rollers and reduce long-term wear. Research has found that, depending on the customer’s location and usage, cleaning the tracks every 3-6 months should be enough to maintain this area of the door. .

2- Cleaning frames and glass correctly

Equally important is the correct cleaning of frames and glass. External installations are constantly exposed to environmental factors, including pollutants, wind, rain, and, in most coastal regions, salt deposits.

Cleaning with warm soapy water and a soft cloth works well, but it is essential to avoid abrasive materials or harsh chemicals that could damage finishes or protective coatings in a bi-fold system.

This is particularly relevant in heavily urbanised areas, where chemicals in the environment can accelerate wear especially when combined with moisture.

3 - Ensuring effective lubrication of moving parts

Another area that is often overlooked is lubrication. Moving components rely on appropriate lubrication to function efficiently, yet this can be forgotten once the system is in use.

A light application of a silicone-based lubricant to hinges, rollers, and locking points helps maintain smooth operation while preventing the build-up of dirt, that oil-based products can attract.

In many cases, issues reported as faults can be traced back to a lack of basic lubrication, so it is vital that customers are made aware of this crucial step.

4- Maintaining alignment and smooth operation

From an installation perspective, correct alignment at the outset is critical, but it is equally important that customers understand how the system should feel when used. Doors should move freely and without resistance.

Any stiffness or misalignment should be addressed early by a qualified professional, as forcing the system can lead to more significant problems over time. Setting this expectation with customers from the outset helps to prevent avoidable damage and protects your reputation as an installer.

If this a common issue your customers experience, talk to our team today about the AdjustMaster Pro, the simple fix to dropped doors which is included in the system itself, saving you time, money and protecting your reputation.

5 - Looking after seals and gaskets

Seals and gaskets play a vital role in the overall performance of a bi-fold system. They contribute to the door’s thermal efficiency, weather resistance, and performance.

Over time, these components can degrade if not properly maintained. Gentle cleaning and periodic inspection allow early identification of wear, ensuring that any necessary replacements can be made before the system’s performance is compromised.

6 - Keeping drainage systems clear

A critical yet often underestimated aspect of maintenance is drainage. Bi-fold door systems are designed to manage water effectively, but this relies on drainage channels remaining clear. Blockages caused by dirt, debris, or even insects can lead to water retention and, ultimately, ingress.

Encouraging customers to check and clear these areas periodically, especially after poor weather, is a simple but effective measure in preventing issues in the future.

Our DeWall system is designed above ground, meaning we eliminate any risk of debris filtering into the system, or rusting over time.

Supporting your customers and protecting your reputation

From my experience working closely with fabricators and installers across the UK and internationally, the most successful outcomes are always linked to clear communication at handover of the bi-fold system. When customers understand how to care for their doors, they are far more likely to maintain them correctly. This reduces aftercare demands, protects the integrity of the system, and enhances the reputation of everyone involved in its delivery.

Maintenance should not be seen as an afterthought but as an important part of the overall product being sold. A small amount of regular attention can prevent the majority of common issues and ensure that the system continues to perform as intended for many years.
